Whether a fire starts from within a strata unit or at the common property, the basic duty as a strata managing agent is to ensure that the fire protection system at any building operates to meet statutory requirements. Apart from ensuring that an MCST renew its Fire Certificate on time, the fire insurance policy should always be intact and its indemnity sum updated. At policy renewal time, the premium due is to be settled within the Premium Warranty Period which for most general insurance policies, are 60 days from inception date. With a valid insurance policy in place, the managing agent could assist the MCST and its affected subsidiary proprietors in filing claims against damages caused to the subdivided building.
