A managing agent walked in with polished slides, glowing testimonials and a promise: “Leave it to us.  We’ll handle everything.”

It all sounded perfect.

I once spoke to a senior executive of a reputable property developer who proudly said, “We’ve appointed our managing agent.  They’ll take care of it all.”

But three months into the contract, the reality hit hard.

The agent missed critical statutory steps.

No proper preparation for the Management Corporation (MC) formation.

No effective engagement with condo owners.

No readiness for the all-important first  Annual General Meeting (AGM) for condo owners.

What followed was a storm of complaints — incomplete works, unclear maintenance charges and angry owners.

The first AGM was chaotic.

And worse?

The developer’s name  built over years of trust was affected.

Outsourcing does not mean leaving responsibility to others.
